Some parts of BHV15, which is in Wade landfill and gasworks area, are proved to be having high proportion of PAH. This is area is area on which garden as well as the homes are going to be created.PAH or Polycyclic Aromatic Hydrocarbon are a type of atmospheric pollutants. These are the most commonly found organic pollutants. PAH is lipophilic which means that they are more soluble in oil or fat than water. Not all isomers of PAH are found to be toxic but many have serious toxicity. One isomer is found to contain carcinogenic properties. It also has mutagenic and teratogenic properties(Sasek, 2008). Pre-birth exposure to PAH may lead to childhood asthma and other neo-natal diseases. For these reasons the amount of PAH has to be reduced and the additional risk assessment measures have to be taken.

7 Ground Water remediation

Groundwater is contaminated by PBR. Various hydrogeological tests have approved that the ground water flows towards the north east. Proper project management with this purification is also needed.One very important aspect of constructing in contaminated land is to have a proper remediation strategy for groundwater and soil contamination. There are rigid policy and norms related to soil remediation. The main challenge is to find a technique which would serve the remediation purpose and at the same time will fit the budget. One such technique that can be used in this particular case is Phytoremediation. As the name suggests, the technique includes use of plants for remediation purposes. This technique targets the contaminants using a various techniques such as Degradation, Removal, Stabilization, and Plant uptake. The contaminants may be presented in soil, deeper soil or underground water(Conway, 2005).

8 Remediation Process Priorities

Land improvement and removal of some metals or some other material from the land is always expensive as well as time consuming job. Sometimes it is not feasible to completely purify thesoil and some other measures like covering the same can be done.Also such development works should be given an order of priority to start work with. For example, the areas which are highly contaminated should be improved first. In building construction areas, generally concrete and other layers of solid materials are used on the soil to make the foundation strong. This itself improves the quality of the land and removes the contamination. So while purifying the land, the priority should be given to the areas which are going to remain open even after the planned construction would be completed. For example, the garden area, the park area. The children park is expected to have various contaminations. This area is open and in direct touch with children so this must be cleared at top priority. Moreover, some garden area is planned to be developed. Plantation also needs various metals and other particles in soil within a range. If not provided, the growth of plantation may be reduced. So considering the importance of the garden in the plan, its soil also needs to be improved before it is prepared for plantation.

9 Cost Benefit Analysis

There are various types of contamination proved to be having their presence in various parts of the land in different level. The costs of purifying the soil depend upon various factors(Dominquez, 2004). For example: the proportion level in %, depth of the contamination, type of land, type of contamination and also the method and available to purify them. Keeping under consideration these factors, we can arrive at final costs of land improvement, with this design. Though there is chance that by changing the design of the layout we may able to avoid the need of improving certain parts of the land, but it is just another option to be considered. It must be taken under attention that without following local land quality rules, construction of the project might be risky.
